Policy and Requirements Referral Fee: - 3% referral fee
- Payable to individuals who are licensed by the Texas Real Estate Commission as real estate sales professionals
- Final dollar amount based upon the retail price listed on the community price sheet at the time the contract is written or the final dollar amount listed on the earnest money agreement (excluding any seller paid financing contribution); whichever is less
- Referral fee paid by the title company upon closing and funding
Agents must meet one of the following criteria in order to be paid a referral fee:Agent, prospective purchaser and Michael David Homes sales counselor are present at the first visit to a model home, inventory home, home under construction or home site offered for sale by Michael David Homes. Prospective purchaser must be “new” to Michael David Homes and have had no prior contact, communication or relationship of any kind with a Michael David Homes sales counselor or employee in any community. Agent is the “procuring cause.”

Agent makes a phone call to a Michael David Homes sales counselor prior to the prospective purchaser’s first visit and “pre-registers” a prospective purchaser with Michael David Homes. Prospective purchaser must be “new” to Michael David Homes and have had no prior contact, communication or relationship of any kind with a Michael David Homes sales counselor or employee in any community. Agent is the “procuring cause.”
